Design, Entitlement, Permitting & Construction
This project leverages existing rear land site capacity to increase overall density. Although local
regulations typically limit accessory units to 1,200 square feet, we utilized the remaining
allowable floor area ( FAR) and SB 897 policy to deliver a detached two-story structure totaling
approximately 2,000 square feet. The design preserves the front residence, resolves on-site
parking, and maximizes land efficiency. worked closely with the land owner to keep the design
aligned with the construction budget from the outset, ensuring early planning remained
consistent with execution and resulted in a practical, buildable outcome. Our scope covered the
full process from design and permitting through construction and final delivery.
